Advice on the purchase of a plot for the construction of your home is essential because there are several important points to be taken into account by a competent technician. At FASE Construction Management we know this and that is why we help you throughout this process.
Consultation of municipal urban planning and qualification of the plot
We would start by consulting the urban regulations where we would see the urban qualification of the area and, specifically, its plot, buildable typology, buildability, regulatory heights and occupancy.
General and specific zone regulations: essential checks
Next, we would consult in parallel the general and specific regulations of the area to know what can be built and how it can be built and once the necessary checks have been made, we would keep in mind various conditions that the plot must meet so that it is as suitable as possible to be able to build your home.
Crucial conditions for an ideal plot
The first condition would be that it must be a consolidated urban land, that is, a plot suitable for building according to urban and territorial regulations and that has minimal urbanization (street, sidewalk, sewage, lighting and basic connections such as water and electricity) and residential, suitable for housing people.
Integration of plot conditions with personal preferences
It is at this point, once the urban qualification, its typology and its regulations have been verified, that we would have a general idea of everything that can be built and how we should build it, trying to integrate as much as possible all the conditions of the plot with your preferences.
Second phase: project of your home
Afterwards, having this first study of the plot and, if there was an agreement, in a second phase, we would begin the project of your home and the more technical and specific studies of the soil would come, such as the topographic study, which is the study of the surface of the land and the geotechnical study that would specify the characteristics of the land itself in order to begin the foundation that would be specified, later, in the project of your home.
