The sun and air of the Costa Brava are invigorating and therapeutic. That’s why more and more families take the step of buying land and building the house of their dreams. A dream, however, that requires knowing about all the necessary steps and permits in order to be a success. The process is a complex task and there are many necessary procedures that need to be carried out. What steps are required to build a house?
The first steps that should be considered are:
- The procedures for foreigners, such as obtaining a residence permit (NIE)
- Looking for and choosing the land with security
- The necessary administrative procedures before a notary (purchase and sale procedures)
- The Architectural Project
- The procedures required by official bodies (visas and work permits)
- Hiring tradespeople and professionals
- Controlling the budget
Choosing the plot of land, drafting the architectural project and hiring the tradespeople and professionals are, perhaps, the three most complex steps of the process prior to construction.
When choosing the land, we must check its registration, cadastral, regulatory and urban status and visit it with an architect to analyse its conditions. To complete all these steps, we go to the Property Registry to request a “nota simple”, a document issued by the Land Registry containing all the appropriate information, and check whether the person making the sale is the rightful owner, is up to date with payments and there are no property limitations.
Next, we check that the information about the land is correct by requesting its cadastral status, checking the regulations of the municipality and requesting the urban planning certificate to know what can be built and how. It is always interesting to visit the land with the architect who can check the surface area, location, orientation and the characteristics of the land at the urban and legal levels. Once you have purchased the land, we must carry out a geotechnical study to determine the composition and structure of the subsoil.
From this point, we can begin to draft the first basic project of the house.
This step is when the general characteristics of the construction work and its qualities will be defined by adopting specific solutions and always following the Technical Building Code (CTE). This is sufficient to apply for the municipal construction works license, but insufficient to start building the house. Therefore, we will need to draft the Executive Project, which fully develops the architectural project and defines the construction work in its entirety, determining the construction details and formal specifications completely. To start the construction work, the Executive Project must be approved by the College of Architects of Catalonia and obtain the corresponding license.
